CHECKLIST OF REQUIREMENTS FOR Pag-IBIG HOUSING LOAN
(Window 2 Accounts)
I. DOCUMENTS REQUIRED UPON LOAN APPLICATION 


For Borrower
1. Housing Loan Application (2 copies) with recent ID photos of borrower
2. Membership Status Verification Slip (MSVS)
3. Income Documents:
For Locally Employed, any of the following:
a. Notarized Certificate of Employment and Compensation  (Pag-IBIG format)
b. Notarized Certificate of Employment and Compensation (Employer’s format) and latest one (1)month
payslip
c. Income Tax Return/Certificate of Tax Withheld (BIR Form No. 2316) and latest one (1) month payslip
For Self Employed/Other Sources of Income
d. ITR, Audited Financial Statements, and Official  Receipt of tax payment from bank supported with DTI
Registration and Mayor’s Permit/Business Permit
e. Commission Vouchers reflecting the issuer’s name and contact details (for the last 12 months)
f. Bank Statements or passbook for the last 12 months (in case income is sourced from foreign remittances,
pensions, etc.)
g. Copy of Lease Contract and Tax Declaration (if income is derived from rental payments)
h. Certified True Copy of Transport Franchise issued by appropriate government agency (LGU for tricycles,
LTFRB for other Public Utility Vehicle or PUVs)
i. Certificate of Engagement issued by owner of business
j. Other document that would validate source of income
For Overseas Filipino Workers (OFW), any of the following:
k. Employment Contract (with English translation if in foreign language)
l. Original Employer’s Certificate of Income (with  English translation if in foreign language).  If document
submitted is photocopy, it shall be duly validated  and certified/initialed by HDMF Information Officer
assigned in the country where the member works.
m. Other Proofs of Income, whether original or photocopy, shall be duly validated and certified/initialed by
HDMF Information Officer assigned in the country where the member works.
4. Photocopy (back-to-back) of one (1) valid primary ID of Principal Borrower and Spouse, Co-Borrower and
Spouse, and Attorney-In-Fact, if applicable.  The same ID must be presented during the conduct of borrower’s
validation.
5. Authorization to Conduct/Credit Background Investigation
6.  For OFW members, Special Power of Attorney notarized prior to date of departure or duly certified and
authenticated by the Philippine Embassy or Consulate in the country where the member is staying, if abroad
7. Insurance Coverage
a. Health Statement Form  (Medical Questionnaire)
OFW members over 60 years old
Loans over P2.0 M to P3.0 M and for borrowers aged up to 60 years old
b. Health Statement Form (Medical Questionnaire) and Full Medical Examination
Borrowers over 60 years old
8. Marriage Contract  (For all married borrower/s, co-borrower/s, spouse, family member/s included on the
computation of aggregate income)
9. Birth Certificate or any proof of relationship, if with co-borrower/s or family member/s included on the
computation of aggregate income
For Developer
1. Certified true copy of TCT/CCT/Free Patent Titles issued under RA No. 10023/miscellaneous sales patents or
sales patents issued under RA No. 730, as amended by Presidential Decree No. 2004  by the Register of
Deeds (latest title)
2. Photocopy of Updated Tax Declaration and Updated Real Estate Tax Receipt
3. Deed of Assignment of CTS with SPA (With Buyer’s Conformity)
4. Contract-to-Sell (CTS)
II.  DOCUMENTS REQUIRED PRIOR TO LOAN RELEASE
For Borrower
1. Collection Servicing Agreement with Authority to Deduct Loan Amortization or Post Dated Checks, if
applicable
2. Proof of Billing Address
For Developer
1. Individual transfer Certificate of Title (TCT)/Condominium Certificate Title (CCT)/Free Patent Titles issued
under RA No. 10023/miscellaneous sales patents or sales patents issued under RA No. 730, as amended by
Presidential Decree No. 2004 covering the subject house and lot package with Deed of Assignment of CTS
with SPA (With Buyer’s Conformity) duly annotated thereon.
2. Loan Mortgage Documents
a. Deed of Assignment of CTS with SPA (With Buyer’s Conformity)
b. Contract-to-Sell (CTS)
c. Promissory Note
d. Disclosure Statement on Loan Transaction (pre-signed)
e. Deed of Absolute Sale (pre-signed)
f. Loan and Mortgage Agreement (pre-signed)
3. Certificate of House and Lot Acceptance, if applicable
4. Occupancy Permit, if applicable

PAGIBIG Housing Loan 1



What Housing Programs are available for members?

An eligible member may avail of a housing loan under either the End-User Financing Program or the Magaang Pabahay, Disenteng Buhay Program.

Under the End-User Financing Program, a member may avail of a loan to finance any of the following (Circular 247):


a. Purchase of a fully developed lot not exceeding one 1,000 square meters, which should be within a residential area;



b. Purchase of a residential house and lot, townhouse or condominium unit, inclusive
        of a parking slot. The unit may be:
• Old or brand new;
• A property mortgaged with the Fund; or
• An acquired asset, which is disposed of through sealed public bidding, negotiated   sale, or the Rent-to-Own Program.


c. Construction or completion of a residential unit on a lot owned by the member;


d. Home improvement, i.e. any alteration in an existing residential unit intended by a        homeowner to be a permanent integral part of the property, which will enhance its durability and material value;



e. Refinancing of an existing mortgage with an institution acceptable to the Fund,
        provided that:
• The loan is not in default within the 12 months prior to the date of application;
• The said loan has a repayment history of at two years with the original mortgagee


f. Combination of loan purposes, which shall be limited to the following:
• Purchase of a fully developed lot not exceeding 1,000square meters and              construction of a residential unit thereon;
• Purchase of a residential unit, whether old or new, with home improvement;
• Refinancing of an existing mortgage with home improvement;
• Refinancing of an existing mortgage, specifically a lot loan, with construction of a residential unit thereon.

Under the Magaang Pabahay, Disenteng Buhay Program, a qualified member may purchase an acquired asset of the Fund either in cash or through a housing loan at very reasonable prices. A buyer who purchases an acquired asset in cash is entitled to a 20% discount on the property’s sales price, while a buyer who purchases through a housing loan is entitled to a 15% discount on the property’s sales price.

Who are eligible to avail of a housing loan under the End-User Financing Program?


To qualify for a Pag-IBIG housing loan, a member must satisfy the following requirements:a. Must be a member under the Pag-IBIG I for at least 24 months, as evidenced by the remittance of at least 24 monthly contributions at the time of loan application.


b. Not more than 65 years old at the date of loan application and must be insurable; provided further that he is not more than 70 years old at loan maturity;
c. Has the legal capacity to acquire and encumber real property;
d. Has passed satisfactory background/credit and employment/business checks conducted by the developer and the Pag-IBIG Fund;
e. Has no outstanding Pag-IBIG housing loan, either as a principal borrower or co-borrower;
 f. Has not availed of a Pag-IBIG housing loan that was foreclosed, cancelled, bought
 back due to default, or subjected to dacion en pago, which shall include cases where the borrower is no longer interested to pursue the loan and surrenders the property;
g. May have an outstanding Pag-IBIG multi-purpose loan but which is updated in payments at the time of loan application. A member whose multi-purpose loan is in
arrears shall be required to pay his arrears over the counter to update his account.

annotated thereon (Owner’s Duplicate Copy)
3. Certified True Copy of TCT/CCT/Free Patent Titles issued under RA No. 10023/miscellaneous sales patents
or sales patents issued under RA No. 730, as amended by Presidential Decree No. 2004 with Deed of
Assignment of CTS with SPA (With Buyer’s Conformity) duly annotated thereon (RD’s Copy)

Unable To Uninstall Security Software From Control Panel

Sometimes we are unable to completely uninstall security software through control panel and you don't wanna take the risk of going to the registry of your computer. I have a list of links where you can uninstall programs such as Norton, Mcafee, CAISS, etc. Just click the link so that you can download it on your computer and for you to remove those expired software.

From DSL To Uverse

What do you need to know when you switch your internet from AT&T dsl to Uverse?

     I am going to discuss a few basic things about switching your internet account from dsl to Uverse. Depending on location, it is important that you know your primary email address, the type of boxes you're using, and what are the features and benefits. As I mentioned on my previous blog, Uverse has 3 types of connection: regular Uverse, ipdsl and INID. When I use the term regular uverse, your modem is either 3800 or 3801 hgv which can support internet, tv and cvoip (phone) services. This is commonly used by residences below 3000 feet from the pole or control box. IPDSL uses Motorola, Linksys or 2wire 2701. INID is a little bit different because it uses an outside unit which is 2wire i3812v which is considered the NID box/remote gateway and a router i38hg which is the inside unit which supports the internet portion of the service.  It is important that you know what type of account you have so it will be easy for you to get help when calling tech support. 

     It is a must that you know your primary email address because it will serve as your log in to check, pay and manage your account online, for those who have the regular uverse and INID accounts, you can use your primary email to manage your DVR remotely, log in to hbogo and max go, check emails (if you're using it as your personal email), to name a few. 

     If you had dsl take note that you may need to migrate your email for you to keep it. Remember that once, your account is terminated, it will be hard for us to restore it as the tools to reset the password for dsl account has been removed for agent use. It is important for you to know the primary email and its password to prevent any inconvenience. In case the install tech forgets to register your account and you need help with registering or migrating your account, you can follow the steps on https://lsreg.att.net. 

     For those who have Uverse tv, you only have 1 dvr box which controls the pausing, rewinding and fast forwarding of live tv. If that does not work then you won't be able to record programs, pause, rewind, fast forward live tv and pull up recordings. And depending on the proximity, you are allowed to have as much as 4 hd streams. 

     With Uverse you can bundle all your service. You have everything linked. Access to your account is easy and there are many ways and work around when one thing does not work. However, the only disadvantage that you can get is when the modem is down, everything is down.

I Think I Made The Right Decision

I have been talking to my friends who are still working with my previous company since yesterday. I was wondering why they have been so quiet and all of a sudden, they have been posting sad faces on fb and frustrations. They told me that the promise of getting a retention bonus didn't push through. They signed a contract that if they will have perfect attendance for 3 consecutive months they will be getting 15k bonus. The contract was signed by the site director, the senior manager and the employees. And without any prior notice, they didn't receive anything. I don't know how I can pacify them. I can't even laugh because I know how hard they work even if one of their family members were sick, the weather is bad, there is an emergency or the employee is sick. One of the people who also resigned suggested this:




I will say the same thing but I know they need a job. I don't know how else I can comfort them especially they had issues with their pay last January 15, 2012. I don't wanna add something to aggravate the situation. So I just remain quiet.

Entrecard Having Technical Issue

It's almost 24 hours now and entrecard is still down. I wonder when it will be up again. I still have this error when trying to access entrecard.



I wish they fix the issue asap.

      An American film in 1997 produced and directed by Don Bluth and Gary Goldman. The story is about the youngest daughter of the last monarch of Imperial Russia, Anastasia.
      While celebrating the Romanov Tricentennial, Marie gave her granddaughter a necklace that has "Together In Paris" and a music box that plays their favorite lullaby. The ball was interrupted by Rasputin who was a sorcerer banished for treason. He had sold his soul in exchange for a reliquary which has cast a curse on the Romanovs. The Romanovs are forced to flee from the palace. Only Marie and Anastasia were saved alive by a boy named Dimitri who showed them a secret passage in Anastasia's room. While escaping, Anastasia got separated from her grandmother when she failed to board the moving train. She fell and hit her head and losy almost all of her memories. 
    After 10 years, Marie looked for her lost granddaughter and offered 10 million rubles as monetary reward for the return of her granddaughter. Dimitri who is now a con man together with his friend, Vladimir searched for an Anastasia look a like so they can collect the reward. They met Anya who left the orphanage where she grew up to look for her family in Paris. 
     They went to Paris to meet the duchess. At first, Marie was doubtful because of the many attempts to trick her. But having the necklace which opened the music boxn and remembering the lullaby, they were reunited.
